Lettings - Our Service
At Thomas Watson we provide a full management service for residential property in the Sunderland area.
We will undertake a Rental Valuation in the first instance giving full professional advice as to the rightly anticipated rent and giving full details of our marketing strategy similar service to our selling strategy (See Selling – Our service). Once a suitable provisional tenant has been found references will be taken and providing the references are satisfactory and the Landlord is in agreement, a Shorthold Tenancy Agreement will be drawn up, signed and witnessed. The tenant will pay the first months’ rent in advance and a deposit equal to the first months rent which is retained until the end of the tenancy and returned to the tenant providing that the property has remained in a reasonable condition and state of repair. A detailed inventory (including photographs) is taken where the property is furnished.
The standard Shorthold Tenancy Agreement normally lasts for a period of between 6-12 months. There is normally a break clause after 3 months which allows the tenant to vacate the premises providing that the tenant finds a suitable alternative tenant agreeable to the Landlord. Following an initial period of 6 months or 12 months depending upon the initial term the Tenancy is renewed on a monthly basis with either party giving 1 months notice in writing to the other party. At the end of the Tenancy normally the property reverts back to the Landlord unless the Tenant has requested further Tenancy and this is agreeable to the Landlord.
