Setting the Starting Price and Reserve Figure - Achieving The Fairest Price In The Current Market

One of the first steps when placing your property into our Online Auction is to agree an attractive starting price to stimulate interest and a Reserve Price which you are comfortable with. The purpose of the Reserve Price is to provide a bench mark for you so that the property will not sell for a penny less than you are happy with. Afterall, one of the main benefits of our Online Auction is that you are in control of the Price we achieve for the property.

Once you are happy with the agreed figures, we will immediately start to market your property. We will actively promote your property on all of our websites, the Sunderland Echo and through our Branch. We place your property on an additional auction website. Your property will be listed online for 40 days. Once a potential buyer wishes to view the property this will be arranged in the normal way and staff in the Branch will notify the Auction Department of the scheduled viewing.

You will be assigned a personal Auction Coordinator

An Auction Coordinator will be assigned to your property and personally oversee every aspect of your property sale. Your Coordinator will obtain feedback from viewings and immediately inform you, provide you with weekly updates with the progress of marketing the property and inform you of all bids received. This process allows you to build confidence and a relationship with your Coordinator resulting in a stress free completion of your sale.

If your property is proving to be increasingly popular your Auction Coordinator may suggest to take your property to one of our regular live auction events at the Emirates Riverside in Chester-le-Street. This event is held by an Auctioneer in an auction room and attracts many interested Buyers and investors who bid in person or by proxy.

The flexibility for Buyers means that they can choose to place a bid online through the Auction website, in our branch or direct with our auction department via the phone. If an acceptable bid is received, you the owner are in control and can stop the auction at any time and accept that bid. Once an acceptable bid is received the buyer is asked to pay a non-refundable deposit to secure the property for them. Your buyer is expected to exchange contracts within 28 days of their offer being processed. This results in a secure, smooth transaction for the seller.
