Once you have prepared your property to market whether it is tidying up the garden or maybe adding a fresh coat of paint, Thomas will visit your property in order to take photographs. We will then create one of our stunning brochures and write your property description in order to bring your property to life.

One of the things that set Thomas Watson apart from other Estate Agents is our accompanied viewing service. We provide a 6 day a week accompanied viewing service personally by Thomas who valued the property. This personal service allows the viewer to receive as much information from Thomas as possible at the viewing stage.

As soon as an offer is received we will notify you, giving our best professional advice and negotiate the best price on your behalf.

Once an offer has been agreed any special conditions of the offer will also be stated in writing and we will fully qualify each buyer to ensure they are able to proceed on your sale.

Once you accept an offer we will do the following:

  1. Ask you to confirm your Solicitor’s details
  2. Prepare a memorandum of sale
  3. Write to all parties to confirm the agreed price

Your Solicitor will send out a draft contract to the buyer’s solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.

The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. We only recommend professional local Solicitors which we have dealt with closely for many years.

Exchange of contracts can take place once any enquiries have been answered, what fixtures and fittings are to be included in the sale, searches have been returned and verified, all conveyancing documents have been approved by both Solicitors, and the buyer’s mortgage offer has been awarded if applicable.

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be paid by the buyer’s Solicitor to your Solicitor. A mutual completion date is then agreed.

Completion takes place when the remaining funds (usually 90%) are transferred from the buyer’s Solicitor to your Solicitor.

Your Solicitor will inform us of completion of the sale. We will then be able to release the keys to your purchaser, or you can exchange them direct to your buyer if this has been arranged.
